Flat & Low-Slope Roofs with Citadel Roofing & Construction

Flat and low-slope roofs don't shed water the way a steep shingle roof does, so they rely on a continuous waterproof membrane. They're common on commercial buildings, but also on homes: porches, additions, garages and the low sections between steeper roofs.

The usual problems are standing water, open seams, blisters and cracks, and leaks around drains, vents and rooftop equipment. Small issues can often be repaired. When the membrane is worn out or water has soaked the insulation underneath, the roof is replaced with a new membrane such as TPO, EPDM or modified bitumen.

How it works

From first call to finished job

  1. Step 1

    Tell us what's going on

Call or send a request with your address and what you're seeing: a leak, missing shingles, hail damage or just an old roof. Photos help if you have them.

  2. Step 2

    Roof inspection

The shingles, flashing, vents, pipe boots and gutters are checked, along with the attic or ceiling where water shows up, to find the cause and not just the stain.

  3. Step 3

    A clear quote

You get a quote that spells out the scope of work and the materials, with options when there's more than one sensible way to fix the roof.

  4. Step 4

    The work and the cleanup

The job is scheduled around the weather and your calendar. When it's done, the site is cleaned up, nails and debris included, and the finished work is walked through with you.

What's included

Flat & Low-Slope Roofs: what we handle

  • Signs of trouble: Water that stays on the roof long after rain, blisters or bubbles, cracks, open or peeling seams and ceiling stains below.
  • Membrane options: TPO, EPDM rubber and modified bitumen, each suited to different buildings and budgets.
  • Drainage: Drains, scuppers and tapered insulation that move water off the roof instead of letting it pond.
  • Seams and edges: Seams, edges, walls and curbs sealed and flashed, since that's where most flat roof leaks start.
  • Roof penetrations: Vents, pipes, skylights and rooftop units sealed where they pass through the membrane.
  • Homes and businesses: Porch roofs, garages and additions on homes, plus offices, shops and other commercial buildings.

FAQ

Flat & Low-Slope Roofs: common questions

How long can water sit on a flat roof?

A little water right after rain is normal. Water still standing about 48 hours later is called ponding, and over time it wears the membrane, adds weight and finds its way into any weak seam. Fixing the drainage is usually part of the repair.

TPO, EPDM or modified bitumen: which one is right?

Each has its place. TPO is a white, heat-welded membrane that reflects sunlight, popular on commercial roofs. EPDM is a durable black rubber membrane that is easy to repair. Modified bitumen is a layered, asphalt-based roof often used on homes and small buildings. The building, the roof size and how it's used decide which one fits.

Can a flat roof be repaired instead of replaced?

Often, yes. Open seams, small punctures, blisters and flashing problems can be repaired. If the membrane is brittle or cracked across the roof, or the insulation underneath is wet, replacing the roof is usually the longer-lasting answer.
